Mulino di Rimaggio is open all year for weekly and monthly rentals. Different periods can be arranged on request.

The use of the extra bedroom in the "Mill Stone" apartment will be charged of 100,00 euros in each period of the season.

                               Booking Conditions
			   
PROCEDURE

1.Provisional booking: we will give you a provisional booking valid for seven days, during which time you will need to send us the Booking Form and the 50% deposit.

2.Booking: send us your signed Booking Form. The booking form consists of two pages - one for booking the house and one for booking any of the Optional Extras. You can return it by fax at these numbers: 0039 0577 749479 or 0039 055 540821(Yes, leave the zero in the number!)

3.Deposit: Payment of a deposit of 50% of the rental rate is required to secure your booking. This payment is due within seven days from the date of your Provisional Booking. You will be given our bank details on confirmation of your Provisional Booking. Please ensure that funds reach us free and clear of all charges and send us by fax the receipt of your bank transfer.

4.Final Payment: Eight weeks before your expected arrival date, settlement of all outstanding amounts is due (including the remaining 50% of the rental rate and the Security Deposit). If you book eight weeks or less before your arrival date, the entire amount must be paid  together with your booking.

Sorry, but if any of your payment (deposit or full rate) arrives late, we reserve the right to cancel your booking and follow the refund procedures described in the Cancellation table shown below.

RATES

The Rental Rate allows you and up to 4 other members in your party (as listed on the booking form) to enjoy use of the entire house, the pool and the grounds. If, at a future date, you wish to add or substract from the number of persons listed on your booking form, kindly advise us as soon as possible. Additions are subject to our written consent.   
 
Children under 2 years age at the time of rental are not included in the limit of persons.  However, infant facilities are provided at an additional cost and are subject to availability.

Pets are allowed.  Your deposit will go towards any damage they may cause up to Euro 250.   Any damage above this amount is the responsibility of the pet owners.  We will show you appropriate walks and fields in the surroundings where you can excercise your pets.

Your rental covers all the  amenities listed in the house description, weekly housekeeping service and clean linen: bed sheets, pillow slips, duvet covers, bath and swimming pool towels. 
Rates are quoted for weekly periods commencing Saturday after 4:30 pm and ending before 9:30 am.

Other day/hour arrivals must be agreed beforehand.

OPTIONAL EXTRA

To book any Optional Extras, please use the second page of the Booking Form at the time of Booking. While every effort will be made to provide Optional Extras, we cannot guarantee service for requests made after the date of Booking.
All the optional extras are to be paid locally on departure.

Housekeeping

Mulino di Rimaggio is fully cleaned prior to your arrival and every Saturday during your stay. Should you require more frequent cleaning, we can organize a mid-week service on Wednesdays.

Linen Changes

Clean bed, bath, pool and household linen is provided on your arrival and changed every Saturday during your stay, If you would like a mid-week change, we can also arrange for a change on Wednesdays. The change includes bed, bath, kitchen and dining linen and pool towels. 
All bedrooms will be made up prior to your arrival. Linen will be changed (all pool towels, bathrooms, dining room and kitchen) regardless of occupancy.
However, only those bedrooms specifically requested will be changed midweek.

Central heating

In early spring, late autumn and winter, you may wish to use the central heating. Each apartment has its own gas meter: payment will be according to the amount consumed.

Firewood

Each apartment is provided with a small amount of logs for the fireplace. Should you wish to purchase a supply of logs, firewood can be provided. The BBQ grill is included with the house rental (charcoal is not).

Telephone expenses

Each apartment is provided with a meter: payment will be according to the use at the official rate.

SECURITY DEPOSIT
			 
Unfortunately breakages and damages occasionally happen. Therefore, we request that a Euro 250,00 deposit be paid with your final rental payment. This deposit will be repaid  (in Euro), less any costs incurred for breakage or damage, at check-out.

CANCELLATION
			  
Should you wish to amend your holiday, we will do our best to make the necessary adjustments. However, the following rules apply:

- If you cancel more than 8 weeks before your arrival and we find another tenant* we will refund all monies paid, less 10% for cancellation charges.
 - If you cancel more than 8 weeks from arrival and we do not find another tenant then there is not refund.
 - If you cancel between 8 and 4 weeks before your  arrival and we find another tenant* then we will refund monies paid, less 50%for cancellation charges.
 - If you cancel between 8 and 4 weeks before your arrival and we do not find another tenant* then there is no refund.
 - If you cancel less than 4 weeks before your  arrival and we find another tenant* then we will refund all monies paid  less 90% for cancellation charges.
 - If you cancel less than 4 weeks before your arrival and we do not find another tenant* then there is no refund.

*Please note that for bookings of over one week, we will refund you only the portion of weeks we have been able to re-book.

LIMITATIONS
							   
Smoking

Kindly refrain from smoking in the bedrooms and the bathrooms.

Pets

Pets are allowed but they have specific areas around the house for their open-air bathrooms!
You are requested to kindly clean any mess the pets may make inside the house and garden.
Pets must be protected with anti-flea  treatment for the rental period.

Arrival and departure

Kindly arrive on Saturday afternoon after 4:30 pm and leave before 9.30 a.m. on Saturday morning.
Other day/hour arrivals must be agreed beforehand.

LIABILITY
				   
Use of the property, including but not limited to the house, pool and grounds, is undertaken entirely at the user's risk. 
Neither the owners of IL MULINO DI RIMAGGIO nor persons engaged in their service can be held responsible for any personal loss by individuals, any expense, injury, direct or indirect caused or incurred before, during or after the user's stay at IL MULINO DI RIMAGGIO.

COURT OF ACTION

These Booking Terms and Conditions are governed by Italian Law. For any dispute, the Court of Action is in Arezzo, Italy.
